When a tenant pays rent on time, we promise to have your payment in your account within ten business days. If not, we will refund that month’s management fee.
Ensuring you get your money promptly is part of our commitment, which is why we offer our On-Time Rent Guarantee. When the tenant pays rent by the first of the month, we will get your payment to you by the 10th business day. If we fail to do so, we will refund that month’s management fee.
If, for any reason, you are not completely satisfied with our services and wish to leave, you may cancel your property management agreement without penalty with 30 days’ notice.
This notice period allows for a smooth and professional transition for the tenant, resolution of any outstanding maintenance items and invoices, and proper assignment of the lease and security deposit funds to ensure a happy tenant transfer.
A 30-day notice from the property owner allows us time to resolve any outstanding service issues and prepare accounts and files for transfer. During this period, all outstanding invoices will be paid to vendors. We strive to ensure the cancellation process goes smoothly for both you and your tenant.

At PPM, we don’t collect management service fees until a renter is moved in and rent is collected. We handle everything—marketing your home, scheduling showings, screening applicants, drafting the lease, and facilitating tenant move-in—all before being paid a dime.
Leasing Service: If we are leasing your property, we do all the work upfront, and you don’t pay us until you get a qualified tenant and they move into your property. We aggressively market and show your property, screen tenants, handle all the paperwork, and perform a move-in inspection, all before we receive any payment.

You should never have to pay twice for us to find a new tenant for your property. Our leasing guarantee ensures that if a tenant does not fulfill at least nine months of their lease term, we will find a new tenant for free.
We must have placed the tenants. This guarantee does not cover tenants we’ve taken over or inherited. It also does not cover tenants who must break a lease due to military orders, military transfers, or any other legal lease cancellation. Additionally, it does not cover tenants who have complied with the lease terms by paying the appropriate lease-breaking fees.
